  1. So when this whole framing process began, my builder told me his labor costs were directly tied to the cost of the lumber. He quoted me and charged me at 2X the lumber cost. Today I was reimbursed just under $500 by the lumber company for the lumber that was not used and returned. Am I in my right to follow back up with the builder and ask if I am now owed back close to $1000? If his labor costs are truly tied to the lumber at 2X, this seems to make perfect sense to me and is what agreed upon. Yay or nay? @LinvilleGorge @thefuzz @Floppin I don’t want to fracture our relationship but it was his words mine about labor costs being determined by the lumber cost.

  6. Got quoted today for insulation, drywall, taping, labor and materials down there. Was quoted at $8,800 by my neighbor’s son in law who owns and operates a drywall company with his father. Trust them both and is honestly about what I expected. He came down and measured just about every wall and ceiling down there. Does that sound reasonable or on the high end again? Includes ceiling all all of the soffits.
  7. Basement framing is now done. Lots of soffits built and a bench for additional seating + storage. Took him about 2.5 days in total and I am very happy with the results. Onto the electric work and had another guy out today to measure and provide a quote for the insulation and dry wall.
  8. Also, can anyone tell me the name/style of this type of ceiling lighting? I think LED ceiling lights in the basement like this would be unique and help capture the style I am going for down there. Would try to find some with a warm color and preferable some that are dimmable. I don’t want the standard, circular recessed lights you see everywhere.

  10. Will send a few pics when he’s finished today. He said he will be done by next Tuesday morning at the latest but hopefully by end of day Monday. It’s just him currently but he seems to be moving quick and making good progress down there.
  11. Framing has commenced in the basement - he’s here now with one other guy to assist. I am working in the home office above. Let’s hope this goes well. He builds very large and nice houses in this area so figure framing a basement should be easy work for him.
  12. Just noticed the 350 2x4s that were ordered and delivered are spruce. Is that the standard these days? Would have thought pine to be cheaper/more common.
  13. Appreciate everyone’s responses and thoughts on this. Guess I just will not use him moving forward as we agreed on that price. The lumber has already been delivered to my house and he starts tomorrow. If he does great work I am not too worried about it.
  14. Man cave in part, but also will eventually be a play space for kids and adults alike in addition to some home-office space. What are my options other than drywall? I watched him measure things out that day and he proceeded to have the lumber order drafted up. He mentioned that materials not used I could be reimbursed for when returned to the lumber store. New home-owner here so appreciate you talking through this with me. He definitely implied having him order the lumber would save me some cash but now I am annoyed that his labor costs are 2X the lumber cost.
  15. Update: the actual finished/framed space is closer to 1,050 sq. ft.
  16. If it helps at all… I have attached the invoice I was provided for the job straight from a local labor company. The contractor made it sound like this was lumber “at his cost” and not what I would be quoted if I walked in and requested the exact same materials. It’s primarily a large finished space, but there is a large L shaped interior wall he would be framing so we can leave part of the basement unfinished for storage. He’d be framing out a half bathroom down there, approximately 8x6 in addition to a large closet. He will have to box in some plumbing in the ceiling but otherwise it’s just framing around the concrete.
  17. Getting ready to finish my basement (Maine) - approximately 1,600-1,700 square feet. Funds are tight so will be doing it incrementally and obviously need to start with framing around the concrete as well as some interior wall creation and framing around the plumbing in the ceiling. Have a contractor I know through a mutual relationship - have known him for a couple years but it’s not like we are super close. He came by the other week to take a look and offered to do the framing for me. I saw the invoice from a local lumber company today - $2000 for lumber. I was quoted at $6000 all in for the materials + labor of strictly the framing. Is that common for the labor to be 2X the materials? He works alone and said it would only take him a couple days. No insulation, electric, or drywall included. Does this price feel reasonable to folks? Feels a bit high to me but I know people can essentially name their prices in our current environment. I was hoping it would be more like $4.5K-$5K.

  22. All the way north here but just put a 7lb pork butt on the Traeger and should be smoking for 10 hours or so. Doing a Carolina BBQ themed spread for some buddies that are coming over to celebrate with the only Panther fan they know. I strategically took the following day off from work so will be staying up and watching picks 1-32.
  23. Hard to say without out being behind closed doors - but feels like our medical staff has been dropping the ball for years with surgeries well into the off-season. I think players and agents like to wait to see if the body is able to heal itself without an operation, but missing a fracture that occurred prior to the final game of the season and operating in April is frustrating for all parties involved. He should be several months into a recovery right now had they operated once the swelling etc. from the initial injury happened.
  24. Sheesh! Those are both unreal. Wish I had kept collecting throughout my child. I collected from probably ages 6-9 but then stopped cold turkey until about 30 or so.
  25. The Steve Smith cards make my want to sell/trade the Burns PC and upgrade. I actually got many of the Burns rookie autos graded at PSA. Happiest most with a gold Select auto that received a 10. The 1 of 1 from Obsidian graded a 9.
