I have a client with water penetration issue in the basement in a 500k property. Got a quote to fix it and it's almost 12k to correct the situation (not just cover up the mold). You're 100% right, the mold isn't the issue it's a creature of the environment. If you just remediate the mold (aka paint over it) it'll just come back. Long story short the seller is giving my buyer 12k towards closing. Unheard of last year.

Specifically says in contract no postponements so they breached contract (imo). Then changed price nullified contract (imo). Then refused to provide things that were in contract if they agreed to move date. We will see what small claims says. If not we will just blow up negative reviews of her business and hopefully cost her more than 7000 dollars

She is literally the best child in the world. Been on 8 or so flights already and not cried once. But she doesn't typically cry on a day to day basis. The only issue we have now is it's hard for her to sleep on planes (same for me) when we go to London take off time will be her bedtime so I am hoping her and I just knock right out. I've never been able to sleep a wink on a plane.

Depends on the client. I've been working with 2 sets of clients on a 200k budget for 6-8 months one of which is looking at properties 45 minutes from where I live. Then i had 2 clients I got under contract immediately the last two weeks. That said it evens out to pretty good income and I (in my opinion lol) bring my clients a lot of value
