  1. Yeah that's why I think it's on the mortgage industry to not offer that product because as a society I feel like we like to gamble and it saves money upfront. My one buyer is using it because they are purchasing a new build and signed paperwork back in December and budgeted on 3-3.5% interest. They can afford the mortgage at 6% but don't want to. I let them know there could be some rate fluctuations but didn't anticipate this kind of jump so we didnt really plan for it. If it was me I would probably close on the home, immediately sell it and make 50k and then buy something cheaper at the higher rate.
  2. A lot of places don't offer them but a lot of credit unions do. It's like 3.125 can you blame the consumer for accessing them?
  3. Arm loans are coming. First time I've been concerned about a potential drop in the market but that will be 5 years down the road. Hopefully rates aren't 13% then and it'll be fine. I have one client that's doing the arm and another considering it. I don't like that product at all but I do get it.

  7. He's done a good job developing players but his in game coaching is trash. I've been patient waiting for that to improve because a lot of the drafted players have improved individually. Maybe that's just Mitch consistently drafting well and no credit should be given to jb. I don't know

  15. Everyone can have their own opinion. My is he will never average more than 4 pts a game in the NBA. But to be fair I didn't think stephs game would translate to the NBA. I still think I was right about that though. His talent just happened to transcend and change the whole damn league.

  19. The games are flat out more fun. The atmosphere the team creates is great. It could easily be replicated on the nfl level but teams won't do it. I honestly don't know when I'll go back to a panthers home game but I've been to 3 fc games this year

  21. I'm not quoting all of that but the money goes towards medication and insurance. Those are more important than "fun" things. Also there are plenty of fun things you can do without money. Also my man is living in a 2000 sq foot townhouse not a 300 square foot studio apartment. I stand by what I said. It's not 1500 bucks a month here were talking about, it's 250 dollars FOR YOUR CHILD. That insurance and medication is used regardless of who the child is with so he should pay half. It's not like he's paying to feed and cloth the child when they are in his custody and then also paying for half all that when the mom has custody. It's money medical expenses which should always be shared IMO. She's being super reasonable about their situation and to come on here and bitch is a very very bad look to me
