  1. Oh, there are a ton of people who bought during the pandemic in overheated areas that are currently underwater.
  2. I've been driving the year to AR, no to Levis train for awhile now. If we pick Levis I'll just hope I'm wrong and root like hell for him.
  3. It's going to be interesting to watch real estate over the next few years. A lot of areas were highly overvalued and are taking a beating (SF bay area, Austin, Denver, etc). Beyond the immediate future it'll be interesting if more remote work opportunities lead to more dispersal of wealth. I mean, if you don't have to live in one of these areas of crushing cost of living and soul sucking crowds and traffic you can get a lot more bang for your buck by moving. I sold my 2000 square foot home on 3/4 of an acre in CO and moved back to western NC and bought a much nicer 3000 square foot home on 12 acres for roughly half of what I sold the CO home for.
  4. Well, no poo. They had a 7th round rookie play well and they still have a guy they mortgaged the future of their franchise to draft. It's not like they're gonna bring Jimmy back as a 3rd stringer. As for us bringing in Jimmy G? Please god no.
  5. It doesn't do poo other than make it awkward for a HC to hire the guys that HE wants to hire. You shouldn't be hiring a guy at HC if you think he needs help choosing his coordinators. It's just dumb. If you think a guy can't handle hiring his own coordinators then he should NOT be your HC.
  6. They're the new Bama. Smart is the new Saban. They're killing it. I'm a huge UNC fan but I admit, Drake Maye should've taken that bag. He wins the Heisman and the national championship next year if he did.
  7. Coaches hire their coordinators in a normal NFL environment. It's idiotic to interview guys for coordinator positions before you hire a head coach. Period.
  8. Yeah, UGA was head and shoulders the most talented team in the country this year. Second place was barely in the rearview.
  9. Interviewing coordinators before you have a HC is just dumb.

  11. I'm not saying they're getting over the hump but they're still one of the top teams in the NFC and Dak is still one if the top QBs in the NFC. The NFC is way light on overall QB talent vs. the AFC.
  12. Like it or not, the Cowboys were one of the top teams in the NFC. The Giants were decent despite being mediocre at QB. The Commanders would've been a playoff team had Ron not stuck to muh vets for as long as he did.
  13. The Eagles and the NFC East are setup to dominate the conference for years.
  14. Yeah, I'm not trying to knock Stroud's arm strength but Fields is a different level.
  15. I honestly don't think the arms are similar. I think Fields' pure arm talent is significantly better. Stroud checks the box but Fields has an elite arm.
  16. Burns and #9. Final offer. Highly doubt that'd get it done but that's the most I'd be willing to give. And that's assuming we build a draft board with a car and away #1 player available.
  17. It definitely makes it a tougher evaluation IMO but it is what it is. Most of the top talent is gonna be on the elite teams, that's why they're elite.
  18. If the Bears are going to build around Fields they should trade down and get more assets. They need more than just the #1 overall pick. They need a lot.

  20. If the Bears think this they'd draft Stroud and trade Fields. I want to see Fields with some decent talent around him before I put a ceiling on him.

  23. I'm sure he and his agent and lawyer tried to handle it behind the scenes and outside of the courts. Not honoring contractual agreements requiring legal intervention is starting to seem like a trend for Tepper.
  24. If he's owed money per his contract then he's owed money, period. Pay the man if that's what the contract says. There was no gun held to Tepper's head for that contract. He was proud as hell of his hire.
