Why do the tires wear faster? That's interesting. My friend bought a tesla in 2022ish and sold it 3 months later for 11k profit. If we stopped murdering people producing hydrogen engines that's probably the way to go.

So the way it will work is buyers will sign off on being responsible for the payment of the commission. If it can be negotiated as part of the purchase that would be the goal. Again if a home has been sitting on market seller would be dumb not to agree. What no one anywhere can answer for me is how as agents we can know for sure that the buyer has the ability to pay the fee after whatever closing costs and down payment they are responsible for as we don't get all of their financial info like lenders do. Is the option to sue if they can't hold up their end of the buyers agreement that they sign? Firms I've talked to have basically said well we don't want to worry about the possibility of that. If you sue a client for commission I'm assuming you wouldn't be getting any repeat business. If you're buying and selling maybe the agent says hey I'll rep you on the buy side with no guarantee of payment if you list with me. Again the people that this effects the most is going to be first time home buyers.

They're still going to get paid out of the pot that goes to the seller in terms of concessions 80% of the time. If your home is tip top and priced right you may have a buyer willing to pay their agent but if it's on the market longer than a day that concession to the buyer is going to be part of most offers from buyers.

He seems to be getting more out of players then latanzio did for sure. The back line has been light years better this year. -
The worst part about the three potential trades for our best players was the 2 we traded in cmc and Moore was those guys were already under large contracts. So not only did we trade them below their value but we also ended up with dead cap space from the deals. We could have traded burns for 0 cap hit for more then we got for our 2 best offensive players and like 30 million in dead cap.

We have the smartest linebacker to ever do it at our disposal and we hire the right hand man to literally the worst gm I've ever seen. The guy who couldn't even successfully run a restaurant. If Dan turns it around great, but from everything I've seen and heard since he took over he doesn't bring any skill set to the table as a GM. Just says we need Dawgs over and over. Really hope I'm wrong.

This is the only correct answer. Bryce needs to play the full season for better or worse. The most awful decision would be putting in Dalton if we are 1-6. So that's probably what we will do.

I wouldn't pay a ham sandwich for him at this point. Maybe he was a bad example though. Large market teams always have that one super shitty contract that prevents them from getting better though, then magically some small market team takes it on in like a 6 team trade and they're back in business.

Yeah but poo like this fuging happens. Small teams bail larger market teams out all the time. It makes no sense. Almost like they're required to do so. Just like the clippers being able to unload westbrick the other day.

Real question would you trade Melo for Steph? No clue how the money would work but lots of people are turning on Ball and Curry probably has 2 decent seasons left? Warriors are going to be a fringe playoff team next year and might be looking to start over.

I haven't looked at them in person or even too much online. My wife swears they look like an SUV and much better then other minivans. Again I have no interest in an almost 40k purchase at 7% or whatever it is right now

My wife actuality actually wants the carnival specifically bc of the looks. I really just want to hold on to our 2.7% cars that are almost paid off. Putting my daughter into my compact suv nearly breaks my back but our traverse isn't too bad.
