Advice needed for property management

So I have a house to rent - its about ready, but I have someone who wants and needs it right away. I need to get up with a property management company. The house is in matthews - any advice or experiences to offer, I have no experience in these matters....

Only experience I have as a landlord is that it sucks. Girl rented my house, moved her convict boyfriend in and trashed the place in 4 months.

My advice is get as big a deposit as you can, and go with a property managment group. Try to ensure that you do a background check on the renter, if you can legally do that.

I trust my neighbor implicitly so if he says these people are OK thats good with me - but I still want a real company with experience to act as a buffer.

There's a limit on the deposit you can charge in proportion to the rent you want. I'm sure a property management company can educate you on all those matters. When I was looking for a home in a hurry,I went to a property management company - one of the homeowners had a stipulation that the tenant pays a deductible on every repair. This was in addition to the deposit.

I guess you can get creative until the renter proves himself to you.

Two months rent for the deposit if you don't trust them, other wise 1 month plus non refundable pet fees.
