so...we found this incredible house at the lake that we absolutely love...we can afford it, so we put in an offer that was accepted etc and we were very excited. All subject to the sale of my house of course.

fast forward to last Saturday....we wake up after a nice long sleep in and discover that the toilet tank, upstairs of course, has split open and the water had been running all through the night. Fast forward to today...I've got a crew in here ripping the poo out of my walls and my floors...what do you suppose the chance of selling my house is anytime soon.

does crying = automatic loss of man card?

With all due respect Hawk, I wouldn't think the chances of selling a house right now were good even if there was no water damage.

my market and area are in a whole different situation than where you are though too. Plus, we scored a great deal on the lake house, so we can afford to be a little lower on ours.
