Contractors started mine about 3 weeks ago. Removed the deck in 4 hours, 16x20 screened porch going up: Trex decking, vinyl sleeved posts, vinyl step railing, metal roof. The siding inside the porch will be a metal vertical board-on-board. 55" outdoor TV on the front wall between the windows and dog door.

Waiting on the siding, then ceiling can go in. Aluminum guy will wrap everything, install screen and 2 doors. Gables will be done with gray siding removed from the house.

Still in "NYC" but basically a beach town. But yeah, before last month I was in Brooklyn for 12 years. Still WAY better than Manhattan though.

Looks good.  Not to be nosey but I am going to put a new roof on my place in the next year and wonder how much it cost to upgrade your porch roof from standard shingles to the metal?  Would like to do something similar over my front port.

Metal will run you about 2.5-3x more than a shingle roof. I have a workshop in the backyard that has a black metal roof and we thought it would be a nice upgrade.

It was originally priced with PT wood decking and a shingle roof start to finish at $34k. Upgraded to Trex decking, metal roof and added a second set of steps and a second doorway. Complete labor & material is $41k.

$41k...oh wee mayne. I'm glad I do all my own work. Anything I can't do my dad can. Well, rather he can coach me through it while he talks about how much better he could've done it. 😂

I'll be into this project about $800. I think the porch and patio with fireplace out in CO ran be about $4k.

Trex runs close to triple the cost but doesn't require painting or staining so you save on the back end. Word of warning, that poo gets HOT in the sun.

If I was considering Trex I'd just make the leap all the way to Ipe. I'd love to do Ipe but I have nearly 1200 square feet of porch and deck. It would be brutally expensive for me even doing all the work myself. I'd be looking at close to $20k in lumber cost.

I was looking at timbertech and I found a lumber calculator and it was coming out about 600 dollars more for the composite for a 20x16 deck but I'll take your word for it. I built a 16x16 floating deck at our old house but my architect father in law ordered all the materials I just paid the bill

My first encounter with Trex many years ago on Lake Norman when we docked at what is now Eddie's, I stepped onto the dock barefoot and blistered a foot.

If you think the boards are expensive, wait til you see the prices for the clips and screws.

    • I can say that I have defended Canales because I get that they are doing all they can to keep from looking like idiots for drafting Bryce, from the trade up to signing $150m guards to drafting XL and Brooks etc---nothing seems to work.  And Hiring Canales was part of the Bryce Young rehab program, so so he can't really decide to "move on."  That has to come from Morgan and Tepper. Personally, I think Bryce is due for an injury.  He is small, he is not thick, and he has been a LOT more healthy than most any other QB has who has endured so much pressure.  The thing that bothers me is this---Bryce really does not go through his progressions quickly.  He locks on to his presnap read and stays locked onto him for too long--he seems to fail to anticipate the WR/TE's positioning on the play before the cut--for example, if the WR is running a dig and the CB has his back to the inside of the field, he should be open for a second or less just after the cut.  He seems to wait until the cut has been made before deciding, then checking down quickly while moving in the pocket. OL:  There seems to be a lack of communication--is that on Mays?  Watch this team presnap--they seem a bit confused at times.   I can almost predict the success rate of the play by watching the center and QB before the snap.  
    • Anyone else remember back in 2010 when Fox piloted having music under the in-game replays during one of Carolina's games? Not the commercial bumpers but the actual replay clips that the announcers would talk over. Pretty sure it was vs the 49ers. And it was terrible. Point being, Carolina continues being so bad that we get the networks trying things out during their games.
    • Is it bad I found this video more hilarious than pathetic? I am still laughing at that one play where half the people on the field ran into each other and Bryce still couldn't see Chuba wide open... Also laughing at Cade blocking nobody and somehow losing his cleat Man this offense is a poo show
