I dont think houses are going to be under water. Houses are being bought with cash by investors sight unseen.  The market may slow way down and prices may level off but I dont think we see a big reversal.  Especially in Charlotte where so many people are moving. I just visited friends in Salt Lake their house is maybe 1400 square feet,  similar distance to downtown as our rental. The value on their home is 650k, we could probably sell our rental for 210 right now. Charlotte market has plenty more room to run unfortunately.  Especially when most of the people moving here are used to prices like in Salt Lake city

It's going to be interesting to see what happens with the rental market when evictions start back full force. There's just not enough mortgages in trouble for foreclosures to make a big dent in the market IMO. But if there's all of a sudden lots of vacancies in the rental market with a shortage of well qualified renters, that'll be an interesting scenario. That could drive rent downwards and cool the demand on the real estate market by decreasing demand from landlords or would-be landlords. 

Then again, there's so much big corporate money in play right now I'm not sure that's likely to matter either. There are some big corporate interests with long-term plays to basically try to turn America into a renter society. They don't care if they overpay significantly today. They know they're still going to win big in the long run.

    • Just going off the draft sims and he's always sitting around 20 lol. First year in a while where we haven't been thinking about the draft already in late October so haven't really looked into the top 15-20 picks yet. Also the qb class is super weak so he probably will sneak up into 10-15
    • I fully expect them to pick up his 5th year , and they're waiting for him to put a full excellent consistent season of QB play in year 4 or 5. If that don't happen,  they'll eventually cut ties.  Here's to hoping he just goes on a team in 2026. The worst thing he could do is continue to see-saw us to around .500 records because it might be impossible to replace him at that point unless youre willing to do the veteran qb carousel poo we did from 2019 to 2023.   
    • What do you think of Bryce Youngs career thus far? Are you excited about his progress or is it not enough for you? I included a poll of ranking his performance through 3 years thus far.  I personally think he's made some decent progress. Has had some high moments (last half of 2024, Rams game, ATL game in 2025)  but in my mind, those are still outweighed by the many more lowlights thus far (ex turnovers, missed throws, poor decisions)  It's a very mixed bag for me. He's done enough to get a 5th year option but by no means should we lock him in with a 50+ mil a year multi year deal. I want to see him play consistently well for a full year before that happens (yes, I'm still saying that going into year 4. That might be telling).  Just sucks when you see CJ Stroud, Jayden Daniel's, Caleb Williams almost immediately lighting poo up with their arm talent. Maybe Bryce is just an ultra slow burn. I don't know what to think anymore. Guess we're gonna be stuck with him for a whilr unless we end up being bad enough to earn a high pick next year. I doubted it lol.
