Charlotte real estate market

Real estate everywhere has gone insane. It's depressing shopping for a house and watching the prices going up and up and up.

I guess if you already own a home it's not so bad, you're paying more for a new one, but selling your current one for more. But for someone currently renting, man it fugging sucks. Feels like I will be renting forever and never be able to own a home. Fug.

Yeah, I'd be a lot nervous if I was renting right now. I have to imagine rent prices are also soaring with zero hope of any equity. Shitty spot to be in for sure.

Investors and flippers are gobbling up anything that hits the market at a reasonable price right now too. I was a little nervous about what the foreclosure market would do to real estate prices once it opens back up but the more I think about it I think the impact is likely to be minimal. There's very real pent up demand right now from investment buyers. Likely more than enough to offset the foreclosure market opening back up. That will obviously vary somewhat by market, but buy and large I don't expect foreclosures coming back to trigger  significant reset. I would've said the opposite six months ago.

Selling a house and moving across the country during the peak of a pandemic and lockdowns then buying a house during an absolute real estate feeding frenzy... yeah, if you have the opportunity to pass on that, that'd be my advice. LOL!

Wallpaper finally finished yesterday.  My painter started on ceilings yesterday and starting to paint walls today.  Hopefully we will move in April 17th and get our house ready for our renters to move in May 1st

So something to watch for is revenge shopping this fall and inflation.  The fed will need to increase fed rate to counter inflation which might slow demand for homes.

It's so stupid. I was really fortunate that I A) knew the sellers B) knew the seller's agent C) my agent and their agent worked in the same office and D) the sellers really didn't want to deal with showings and wanted an easy close. I could make that happen.

Had they gone to market with this place I would've likely bowed out pretty quickly. The place next down the road from mine went on the market last week. More acreage, similar house size, but a much older home. It was under contract in under 12 hours at $25k over list full cash offer. The buyers submitted the offer sight unseen. They didn't step foot on the property until they were already under contract with what I hear was pretty substantial earnest money down. Crazy.

we were lucky to get ours as well.  Went like 2 hours after it went on the market. They had already accepted an offer with 10k due diligence money sight unseen from someone up north. They "accidently " didn't check a box and backed out the next day. They asked us the next day if we wanted them to consider our offer. We had offered 100 dollars over list. The sellers agent said they had over 100 showings in 2 days but I think because we submitted the next offer and it was at least what it was listed for they accepted.  We bought it from a sweet 88 year old lady. She definitely picked us because we couldn't get into a bidding war on it.

Yeah, when they told me what they wanted I told my agent to just write it up. It was more than I wanted to pay bit it was also more house than I was looking to buy. There was nothing else on the market that fit what I was looking for. I should add that the place up the road I mentioned earlier is under contract for $150k more than I paid. I'm glad we got this deal done but the sellers are probably kicking themselves. They could've definitely got more. Maybe a lot more. I'll be buying the beers every time we cross paths in town.

    • If you are an athlete or former athlete (myself?  Cornhole 2021-present; Disc Golf 2013-got a mega blister and had to retire; speed walking--every black Friday at Walmart 2003-2009) you know what it is to lose confidence.  Self-inflicted or not (in my view, a lot of 2023 was coaching and a lot of 2024 was confidence), he has confidence now. How fragile is it?  I think the light is on, the game slowed down, and he is ready to do his thing.  He seems to be "mobile in the pocket" instead of "running scared."   Last year, there were times when AT was out, Johnson gone, and all he really had was XL and Coker--a raw rookie with upside and an UDFA rookie.  TE was rarely a viable option. It reminded me of Benjamin and Funchess.   Moore had to step up.  This season, Bryce has weapons.  I expect XL to improve.  I expect TMac to help tremendously, and I think Coker will be solid.  Renfrow?  Horn?  bonuses.    
    • His points are valid.  However, it seems a bit based on past performance and fails to take into consideration trends and conditions that might suggest growth in 2025.   For one, he breaks the team down by position and ranks them separately.  I guess that is a fair way to do it, but they are dependent upon each other. Last year, our DL sucked.  That impacts the rest of the defense.  With no internal pressure, the QBs simply step up to avoid the Edge rush.  I would have suggested that the internal DL is now featuring pass rushers and large people who can collapse the pocket.  Secondly, the LBs were not protected very well in 2024.  It is hard to see the holes and step up when a guard is in your earhole a second after the snap.  Finally, the defensive backs will be forced to make fewer tackles and they will be better in pass protection with a new and improved DL.    Canales made an interesting comment the other day, and I (from the outside looking in) feel the same way:  (paraphrasing) "I have never seen a better group of rookies."   I think the biggest concern is the learning curve.  How long before these rookies are ready?   I am bullish on this team.  I think they win 3 of their first 4 and get confident.  The get the fans behind them.  From there, they win 6 of the remaining 13.  If they stay injury free, they have an outside shot at the NFC south.     
    • Biiiiiig eyeroll on this.  First, Look at historical stats of the most recent historical great DBs.  I plucked 3, Revis, Sherman, and Norman (cuzz he was our guy).  Combined post age 30, there are TWO pro bowls between those 3 and wanna get this...ZERO seasons with 16 games started.  ALL missed time.  It is RARE that Corners survive that long in the NFL and its about time we started recognizing this fact.  Jaycee is a good bet because it hasnt been anything seriously devastating injury wise, and with his sample size he could and should be an incredible piece for the panthers through age 30. Jaire kinda flops on the other side, hes 28...so hes under 30, but he wants his payday before it comes up, hes also been injury prone lately.  Bulk of the contract will be on opposite side of 30.  Will both of these guys help us be better in 2026?  SURE!  No doubt, but the question is, will these guys help us past 2026...not sure. The investment isnt worth the risk, nor would the ROI be anywhere close to worth it.  Neither guy is moving us from a 6-8 win team to a 8-10 team, period. My point is we're in this state a 6-8 win team IMO and he projects us as  a 4-6 win team.  EVEN if we think Jaire or Ramsey will make us a 6-8 win team, it in NO WAY is worth the money or capital to move that much just to suck kinda less.
