Among many other possibilities, any time a piece of land comes up for re-zoning it has an impact on property values. The increase of traffic flow, noise and crime will be the three biggest factors accompanying a new mall to the area. The infrastructure to support the presence of the mall (road improvements, widening, traffic lights); more power lines, whether underground or above, will require digging or more poles. Parking lots are a favorite hang out for kids, even though some don't drive. Is your house located on a street that will become a major foot thoroughfare for the kids wanting to go hang out? These same parking lots are easy targets for those who make their living breaking into cars, especially around Christmas time.

Now, this is not to say that the mall is going to turn the neighborhood into Coulwood. In fact, some of the safest areas of Charlotte are located nearby large shopping centers such as Southpark, Ballantyne and Matthews. Of course, when you look at the population demographics of these areas, you get a better picture of everything.

But this data is about shopping centers and not malls. Two are little different. I live off 51 in mint hill so the traffic will not increase by much. Traffic will explode on Idlewild Rd, Stallings Rd, and 51 in Matthews.

This isn't going to be a mall in the traditional sense. It will not be indoors. It will be more like an outlet center...at least that is what I've heard.

These two outlet centers will be the death of Carolina Place Mall. That place was already struggling a bit and now that there are two new major shopping centers to serve South Charlotte shoppers, Carolina Place Mall will die.

I wouldn't be surprised if one of these two new shopping centers does not meet expectations. Charlotte will be way over-saturated with malls after this place and Tanger are built. Something will have to give.

with the amount of demographic studies that go into this i wonder why both simon and tanger are doing this. maybe they think that with 74 getting another bypass built and some growth studies have shown that area goes up more. usually a mall is more methodical in the run up to be built but seems that there are just too many of the same things in the same corridor.

    • This season only ends one way... We win this Sunday. Bryce is decent. We take back 1st place...   Only to then get our brakes blown off in the last two weeks.
    • Here's one of the most maddening things, that will be shown in full light over the next three weeks. The same people around here that called Darnold a bum and Mayfield a washed up over draft are also the ones saying Bryce is a catastrophe. Yeah, and I've been one who said Bryce wasn't big enough, brave enough or capable enough. I said back in the day that Darnold had a lot of fight in him and got shouted down. And on Mayfield, heck I didn't know, I just knew we had a very, very bad team that was run terribly. But I saw both of those guys go out there and resurrect their careers and be play-off bound since shaking the Carolina clay dust off their cleats. And we sat there and cat called their cars as they pulled out of the parking lot, laughing at what nobodies they were. Over the next three weeks, those two guys may just serve us sh!t sandwiches and then settle down to their just desserts. And then we'll probably let Bryce go off into the realm of other teams. And when that happens, will we see him coming back, better than before and we're left to re-sit this cycle all over again? Same naysayers, same results, same revolving carousel of ponies and pundits?  Will we end up looking like the Temu version of the San Diego Chargers back in the day watching Drew Brees come to fruition in the previously moribund Superdome while we whiff on a Manning pick just to be jilted for Phillip "Always a Bridesmaid" Rivers?
