It's getting nuts.  We are getting calls from opendoor and other investors offering us double what we paid for our house...Sheesh.

If you're getting those offers you'll sell for 15-20% more then what they say is a great offer. If you're in the Charlotte area and you're considering taking an open door offer please talk to me first lol

Oh no, we have no intention of selling.  We know we could get more on the market,  it's just nuts how the prices are sky rocketing.

This is Denver and not Charlotte but...

House in the neighborhood with the same floor plan and a slightly bigger yard hit the market 3 weeks ago for 230K over what we paid.  Closed at 140k over list in 10 days.

That's getting in the range of 2x for us.

We gotta get out of this house.  Not doing so at this point is financially irresponsible.

Hell, I left Colorado almost two years ago because it was already to the point that staying felt financially irresponsible and it's way more expensive now than it was even then.

Careful.

Totally depends on what your interest rate is, and how long into the mortgage you are.

Also, where are you going to go.  If you can live out in the country, great, but most don't want to.

If I sold right now, I'd buy a ton of acreage and build my home, and subdivide and build about 10 more units to pay for itself.

Any commercial real estate available? I am going to move to North Carolina and want to open my little store

While searching for the place for my future bakery, I also found online service that allows to register LLC online  https://bestllcservices.co/start-an-llc-in-north-carolina/I think it is great option for those who don't like burocracy and wasting time on that.

    • Pretty much. I'm basically treating Bryce as a rookie again this coming season in that I have no stats expectations, no wins expectations, I'm just looking for him to pass the eye test. Just show me that you have the talent to be a legit NFL QB.
    • Anyone could clearly see right out of the gate that our offensive play calling was horrendous. Anyone. The fan base was expecting secret plays that we were holing back during preseason to catch the opposition by surprise. That didn't happen. We got old recycled plays from the early 2000's that were embarrassing and didn't even come close to working. Then to make matters worse, we KEPT calling the plays that didn't work and looked awful OVER AND OVER again for weeks. Team after team knew what was coming, and what was coming was idiotic. The quadruple deep hook route was the worst of it because it led to a sack of bad pass 100% of the time. We were not call plays to set up the defense, but rather we were calling plays in a vacuum as though the previous failed plays didn't happen. Didn't matter what the opposing defense was doing, we just kept calling mediocre 00's plays that no one else was running. No one got open. Then, like a blind squirrel finding a nut, a play would work by accident, and Young would throw a turkey to nowhere, or not even notice guys were open. Young was a nightmare. Weak, confused, and rolling out the right to throw a turkey to the sidelines or nowhere. Over and over and over again. Opposing safeties were confusing Young with motion and by baiting him, but the worst part was his noodle arm. Overcranking deep passes to mars that would have been TDs with a better QB was soul stealing to see. What now? We're just trying to not have a disastrous 24' season. Just hope for improvement from Young, and good play calling. Maybe we can get 4 or 5 wins. Keep your expectations low, and if Young becomes a star you can be thrilled. The odds are low.
    • I have deep concern that the answer might be both. Reich did a terrible job of catering to Bryce while Bryce just flat out didn't look like he had starting NFL talent.
