I'd pay 400k to live in Charlotte way before I'd pay 525k to live in Idaho.  60% overvalued is no where near accurate.  We gain people every single day those people need housing. I would say we're holding pretty steady on prices right now maybe a tiny decrease (glad we sold our rental in March though). The problem is sellers are being slow to learn that you can't price your home for 20k more than what the home down the street just sold for anymore.

Everywhere is. The pandemic and subsequent material shortage threw a massive monkey wrench into the supply. Ironically, now the Fed is doubling down on this supply issue with interest rate hikes. It's the only tool they have, but they're basically using a hammer when they need a screwdriver. A smart person might realize this and not pound away with that hammer but I don't think the Fed is very smart. At all.

LOL…we were down because my father died but no.  Some of those folks were but not them.  There were some creepy moments though

But yeah, The Villages are well known for their retiree swinger community. 🤮

My wife's family are all in the medical field in Florida. Evidently everyone in The Villages has an STD of some sort. 😂

I guess when everyone is past menopause protection becomes an afterthought.

The Villages is amazingly large…I have heard the tails but like mom told me…”not my friends!”  Sure, ok mom.  😇

    • When a team has EXPECTATIONS you have to show them that your fandom and praise is EARNED.  People would be mad if the they lost two one goal competitive games like 2023 but they wouldn't have gotten booed out of the building because the effort and competitiveness would be there but to lose in THAT fashion at home with your entire top line going free lance and saying fug this yeahhh.
    • Well with back to back road games to open the season again we really can't afford a "slow start" at least not for the psyche of the fanbase that is already at rock bottom from years of losing. I think that will depend on our approach to preseason this go around. But I do agree the makings of a culture change could be big for us. At the same time we heard talk of this last year and then we got the doors blown off multiple times. I can agree with you it's best to try to maintain perspective until we get closer to the midway point of the season. The main things I want to see early on even if we aren't necessarily winning is spark and toughness from the offense and defense and at least keeping games close.
