Meanwhile, we're buying a golf course

At over 200 acres, Tepper's land for the practice facility is already big enough to house everything he want's and a stadium if need be.  The land the course is on is pretty undulating and is in the middle of a business park and nice neighborhood.   Also, the city of Rock Hill has some sort of agreement that when the course is sold, it must remain a golf course or the City would have first dibs on buying it back.

That said, I don't think it's a site for a stadium.

This is for hardballing, and just owning a large chunk of land near a metro in a growing state.

Golf courses typically lose money, it's a good way to buy large chunks of land if you are a buy and hold kinda guy.

To be fair, Tepper just talked them into a hundred million dollar tax break.

I get the feeling he could talk them into making it something other than a golf course if that were the plan.

While this might be a Tepper play to leverage for a new stadium, I don't think it's as much leverage as he might think.  Consider the Knights prior to their return to Charlotte . . . in 2013, their last year in Ft Mill, they averaged 3800 fans.  In 2014, their first year back in uptown, they jumped to 9600 fans per game.

Besides, if he owns the land, who is gonna he leverage for the stadium itself?  York County I guess?  I don' t know if there is a county / city government right across the line there with the financial clout to be involved in an NFL stadium.

To be honest, I doubt there is anything in the original docs that says it has to remain a golf course.

Some of these dog tracks are just a way to hold property that breaks even, or has a loss to be able to control the land for cheap.

Possibly, but he already has more than enough land in Rock Hill for a stadium.  My thoughts are that Tepper is going to be spending a lot of time in RH in the future, he's trying to class the place up, even if it's just for his liking.

This play isn't for now, it's for 10 years from now.

There's plans for a bunch of other stuff to go on that land already, though.

We know Tepper wants to win at everything. Would it be a surprise to find he wanted to outdo Jerry Jones as far as facilities?

True, anything could happen, I guess.  In the meantime, I hope Tepper puts in new cart paths, they're terrible out there!

I'm thinking tax write off.  Like you said, golf is a bad business.  Might be useful to have it in your portfolio if your other businesses are generating millions.
