Waterford is a semi-private course owned by Pinnacle Golf Properties in Charlotte. They own and operate several courses in and around Charlotte and a couple in the Greensboro area (Bryan Park and Stoney Creek).

A $4M tax valuation is just stupid, though. Wife is the COO of a totally private, 100-year old Donald Ross course and its tax value is $1.3M on 150 acres.

There aren't a lot of $4M golf properties that I now of charging $25 to play anytime Monday thru Thursday. Those are muni course prices, maybe even less than some muni courses I've played. 

Said it before and I'll say it again. At some point, Tepper is building his own stadium. And it won't be in Charlotte.

I wouldn't be surprised if the long-term plan is to retrofit BOA for MLS and build a brand new Tepper World Panthers stadium in SC.

you guys aren't that bright are you?  Do you think he's going to tear down the residential neighborhood to build a stadium on the golf course.  He'll also have to buy out the surrounding business park and build a highway to get in and out and navigate all the natural wetland areas and.....do you get it now.  A lot of football players and owners and other business people GOLF.  They do business on the course and despite what you think.  They do have a lot of free time.  No stadium is going up at Waterford.

The property really doesn't suit for a stadium site if you look at a GIS map.  The back nine surrounds the Waterford neighborhood, kinda rendering that part of the property useless in terms of a stadium.  The front nine might have enough room for a stadium, but you'd still have to buy out the business parks so you could have enough parking as well as dealing with any environmental impacts of being so close to the river.

You don't necessarily have to actually plan to ever out a stadium there to use that big chunk of dirt as leverage to help you fleece the city of Charlotte.

It's $4M well spent if it helps you get $500M+ from Charlotte.

Can I ask you a serious question in 2 parts?

1. Would you walk up to strangers having the same conversation in public and join in by starting off with “You guys aren’t that bright are you?” This is literally your first post to this forum and you introduce yourself by insulting everyone in the conversation. I’m sure you’re a perfectly reasonable person face to face, so why is it okay to behave this way on the internet?

2. Are you really implying that a lack of detailed knowledge of all the factors affecting land development and use for large scale projects such as this makes a person stupid? Why not just say “ Hey guys I think might be overlooking something.” or “ I think there might be factors no one has considered yet.”? 

I know this is kind of picking on you because what you’re doing is sadly the norm rather than the exception, but since you just started, why not get off on the right foot?

Unless you’re an alt and the whole point is you don’t have the guts to say this on your main account. Either way, maybe we should all consider that it’s really easy to hurl insults from a keyboard, but people who routinely behave this way irl are shunned socially. Nothing wrong with disagreement,  I just don’t understand why it has to come with belittlement when it’s online.

    • Regardless of how we got here, any rational fan should be excited by how well Bryce played down the stretch. Anyone not happy about that level of play either doesn't know what they're looking at, or they're still trying to drive tired narratives. Obviously, Cam had an all-time rookie season, and I'm not putting the two in the same basket yet, but as someone who has watched every snap of Panthers football since the start of the new millennium (Im old), Bryce was playing at a higher level at the end of 2024 than Cam was at the end of 2012 (his 2nd season). Cam continued to develop into MVP form, something Bryce has to prove, but as someone who watched both (and will stan for Cam always), Bryce was playing at a higher level to end year 2 than Cam did.  Go watch the film if you dont believe me. None of that means anything for the future. But the people who said BY9 couldnt play in this league are wrong.   That being said, the only thing that matters is this year. #20 is perfectly fair IMO going into the season. I mean think about it, how would you rank him??!  His in-season turnaround is one of the wildest things I've ever seen... how do you rank a guy who looked like a massive bust in September and by January was consistently playing at a top 10 level? My excitement level is pretty damn high heading into this season. There were throws from the Chiefs game onward where Bryce had Drew Brees levels of anticipation. Im excited to see what he can do with a full deck on offense, something we really never gave Cam. Really hope and expect Bryce to move up this list this season.  
    • Not really, the only QB's (other than Anthony Richardson) ranked below him are new to their teams as a placeholder starter or drafted in 2024 or 2025, not a lot of gymnastics to get there. It's not about how many that is, if it's 20, 12, or 2... It means there isn't a QB who's team has committed to them for the long term right now that they have ranked below Bryce. That's not a great thing.
    • The changes to onside kicks were ridiculous and ruined a significant part of the game     It was already a high risk low reward play.  Why change it?
